Additions & Alterations to Existing Dealership

Constructed in response to a program of upgrading Toyota dealerships world-wide, this project involved extensive remodeling and enlarging of an existing dealership facility to conform to Toyota's prescribed marketing image requirements.

The project included a substantial enlargement of the vehicle service bays and tool storage areas, a complete remodeling and enlargement of the parts department, as well as enlarging and completely refinishing the showroom and office areas.  The exterior of the buildings were completely resurfaced with a composite panel system to comply with Toyota requirements.  The parking lots and vehicle inventory areas were rearranged and relighted to Toyota specifications.

The project was constructed under a "Construction Manager At Risk" contract by Harrison, Walker and Harper of Paris.  Since the existing dealership remained open for business throughout construction, the work had to be carefully timed and coordinated so as to interfere as little as possible with the Owner's operations. Portions of the building had be completed so that various services could be relocated and other areas could be vacated for construction.  Temporary quarters were also provided for certain departments which could not be conveniently relocated into other areas of the building.

The project consisted of 6,177 square feet of new construction and 18,673 square feet of remodeled space.  The final cost was $1,431,000.00 ($57.58 per square foot).
